The short answer: Palm Springs has about a dozen gay resorts open in 2026, and every one of them is a small, men-only guesthouse built around a pool, almost all clothing optional. Most sit within a few blocks of each other in Warm Sands, a walk from the bars on Arenas Road. They run from quiet (The Hacienda at Warm Sands, Santiago, Descanso, Twin Palms) through social (INNdulge, Triangle Inn, El Mirasol Villas, Desert Paradise, Vista Grande) to openly cruisy (Casa Oliver, and CCBC in Cathedral City). The pools all look alike in the photos. Pick by the kind of weekend you want.
A quick note on who is writing this. We host gay men's fitness retreats abroad, not in Palm Springs, so we have no resort to sell you here. This guide is built from each resort's own policies and 2025 and 2026 reporting. It covers how the resorts work, a profile of each one that is open, the ones that closed or changed names and still show up in old lists, and when to go. How Palm Springs gay resorts work
Forget the big hotel with a lobby bar. A Palm Springs gay resort is usually an old motel or apartment building, many of them from the 1940s and 1950s, walled in and turned inward around a pool, a hot tub and a lawn of loungers. Rooms open onto the pool. Breakfast is usually included, and at several places lunch is too. You spend the day at the pool, walk or take a short rideshare to dinner, and come back.
Warm Sands is the center. Casa Oliver, El Mirasol Villas, Vista Grande, The Hacienda and Desert Paradise all have Warm Sands Drive addresses, and INNdulge is around the corner on Grenfall Road. Arenas Road, the gay bar strip downtown, is a 10 to 15 minute walk. Just to the south, Triangle Inn and Santiago share San Lorenzo Road. Twin Palms is further south, in one of the city's mid-century modern neighborhoods, and Descanso is north of downtown, away from the cluster. CCBC is the outlier, in Cathedral City, a short drive east.
Men-only is the norm. Every resort in this guide is for gay men, and most spell out an age limit. Santiago, Descanso and Twin Palms say they are not for guests under 18. Casa Oliver and CCBC are 21 and up, and both want a government photo ID at the door, day pass visitors included. If anyone in your group is not a man, check the policy first, and expect a gay friendly hotel downtown to be the easier booking.
Clothing optional means optional. Nudity is fine at the pool and on the grounds, and plenty of guests stay in swimwear all day. The rules shift a little by property. The Hacienda calls itself swimsuit optional: suits are optional in your suite, at the pools and on the patios, but you dress to walk through the office and the breezeway. The etiquette is the same everywhere. Put a towel down on any shared seat, and take no photos in common areas.
Mild to wild: pick by the weekend you want
The most useful way to shop for a Palm Springs gay resort is a scale local guides call mild to wild. The Palm Springs Guys, a local LGBTQ+ blog, split it into four zones. Three is enough.
Quiet. Couples, anniversaries, a solo reset with a book. Meals included, attentive staff, not much of a scene. The Hacienda at Warm Sands, Santiago, Descanso and Twin Palms.
Social. The classic Palm Springs guesthouse. There are social hours and pool parties on some nights, and the guests talk to each other. INNdulge, Triangle Inn, El Mirasol Villas, Desert Paradise and Vista Grande.
Party and play. Themed parties, day and night passes that bring in men who are not staying, and indoor play areas. Casa Oliver and CCBC.
Where you land on that scale shapes the weekend far more than the room does. A couple who books Casa Oliver expecting a romantic pool is in for a surprise. A single guy who books The Hacienda hoping to meet people may spend three days with a novel.

The Hacienda at Warm Sands
Men only. Swimsuit optional. Quiet. The small, polished end of Warm Sands: a handful of suites around two pools, with an expanded continental breakfast and a lunch of sandwiches, salads and wraps included. It advertises one staff member for every guest room. Visit Greater Palm Springs calls it a romantic gay male resort, and that is the right read. Book it for an anniversary, or if the words "social hour" make you tired.
Santiago Resort
Men only, 18 and up. Swimsuit optional. Quiet. Twenty-four rooms on San Lorenzo Road with close views of the San Jacinto Mountains. The pool is heated and open around the clock, and continental breakfast, lunch, parking and bicycles are included. It is one of the more modern resorts in town and made every 2026 guide we checked. Good for couples, and for solo travelers who want polish without feeling cut off.
Descanso Resort
Men only, 18 and up. Swimsuit optional. Quiet. Descanso sits apart from the Warm Sands cluster on a fenced property, with balcony and poolside rooms, all with king beds, around a heated saltwater pool and spa. Breakfast and a poolside lunch are included, and a cantina keeps snacks and drinks out during the day. It calls itself the desert's most exclusive gay men's resort. The practical translation: private, calm, and a ride rather than a walk from Arenas Road.
Twin Palms Resort
Men only, 18 and up. Swimsuit optional. Quiet. The newest of the bunch. Twin Palms opened in November 2022 in a fully refurbished 1959 apartment building, in the modernist Twin Palms neighborhood. Rooms and suites, many with private patios, face a heated pool and a twelve-person spa. Continental breakfast and a poolside lunch are included, and the canteen is open 24 hours. Pick it if you care about design, or if you want a resort that feels new.
INNdulge Palm Springs
Men only. Clothing optional. Social. A 1958 building on Grenfall Road in Warm Sands with 24 rooms and suites, a heated saltwater pool and a twelve-man jacuzzi, both open 24 hours a day. It has been running for more than 25 years, and it leans social, with pool parties and themed nights on the calendar. This is the one we would point a solo traveler toward if he wants to meet people without walking into a play party.
Triangle Inn
Men only, adults only. Clothing optional. Social, and small. A handful of suites with kitchens or kitchenettes inside a walled compound in Tahquitz River Estates, about a mile from downtown. The building dates from the late 1950s and was designed by the architect Hugh M. Kaptur. Breakfast is included, and afternoon mixers make it easy to meet the other guests. It feels like a small house party, which suits a solo traveler or a couple who like company.
El Mirasol Villas
Men only. Clothing optional. Social and relaxed. The history pick. The villas were built in 1947, and El Mirasol says it has run as a gay resort from 1975 on, which by its own account makes it the first in town. It has two outdoor pools, one of them heated saltwater, plus a steam room, a jacuzzi and big gardens, with rooms from studios to two-bedroom suites and continental breakfast. The same two owners have run it from 2000 on. It sits at the gentler end of the price range, and it suits anyone who prefers an old garden to a new build.
Desert Paradise Resort
Men only. Clothing optional. Social and relaxed. One of the longest-running gay resorts in town, on Warm Sands Drive. Poolside rooms and suites face a large saltwater pool and spa, with a steam room, a sauna, an outdoor shower, well kept gardens and continental breakfast. It is an easy first Palm Springs weekend: social enough to meet people, quiet enough to nap.
Vista Grande Resort
Men only, adults only. Clothing optional. Social to lively. With 31 rooms, three heated pools, a hot tub, a steam room and terraced tropical gardens with a waterfall and a lagoon, Vista Grande is big by Warm Sands standards. It describes itself as the first gay clothing-optional resort in Palm Springs, opened in 1984. Local guides can't agree on its vibe: one files it with the relaxed garden resorts, another with the livelier ones, which probably means it depends on the weekend. Its suites and studios with full kitchens make it a good base for a longer stay.
Casa Oliver Hotel and Resort
Men only, 21 and up. Clothing optional. Cruisy. Casa Oliver is the former All Worlds Resort and its Annex on Warm Sands Drive, reworked under new owners with redesigned rooms and a redesigned pool area. The old 6,000 square foot maze is now Oliver's Den, an indoor play space for guests and pass holders. Day, night and weekend passes bring in men from other hotels, and themed parties run through the year. It is the right pick for a single guy who wants the wild end of the scale, and the wrong one for a quiet couple's weekend.
CCBC Resort Hotel, Cathedral City
Men only, 21 and up. Clothing optional. Party. CCBC is in Cathedral City, a few minutes' drive from downtown Palm Springs, and Visit Greater Palm Springs calls it the largest clothing-optional gay resort for men in the country. It has a pool, two spas, a steam room, a waterfall, and the Runway Restaurant and Bar, which mixes dining, drinks and drag. Eight-hour day passes and an events calendar keep it busy, and it bills itself as a substance-free property. Go with friends, and go if you want a resort that doubles as a night out.
Closed, renamed, and still in old guides
Palm Springs gay resorts change hands more often than the lists get updated. Three names to watch for:
Canyon Club Hotel closed on December 8, 2025. It had been a gay men's resort from the 1980s on, first as the Canyon Boys Club, and was the budget pick on most lists. The new owners plan to remodel it and reopen it as a mainstream boutique hotel, so it will not be men-only when it comes back.
Escape Resort has closed. The 1950s property on San Lorenzo Road was sold, and its own website now reads "We're closed, but cherish the memories!"
All Worlds Resort did not close. It is Casa Oliver now. A booking site still listing "All Worlds Resorts and Annex" is showing you the old name for the same address.
If a guide recommends Canyon Club or Escape as a place to book, check its date before you trust the rest of it.

Winter and spring are high season. From about November through April the days are warm and dry, the snowbirds are in town, and the resorts are at their busiest and most expensive. Go then if you want a full pool and a lively town.
Summer is hot and quiet. Average highs in July and August run above 105°F, and midday often passes 110°F. Resorts answer with summer rates. Triangle Inn, for one, ran a summer offer into early September 2026. If you can live on the pool and eat dinner late, summer is the value season.
Greater Palm Springs Pride 2026 runs November 6 to 8. It is the 40th celebration, and the parade runs along Palm Canyon Drive on Sunday, November 8. It is the biggest gay weekend of the year in the desert, and the men-only resorts fill early. Dates for 2027 had not been announced when we wrote this, though Pride has been a November event for years.
White Party is on hold. The spring circuit party took 2025 off. In December 2025 it teased a return in 2026, and by mid-2026 no dates had been confirmed. Wait for an official announcement before you plan a trip around it.
Practical tips for booking
Book direct and read the policy page. Age limits, ID rules, resort fees and cancellation terms are set by each resort and they differ. Some add a nightly resort fee on top of the room rate.
Expect minimum stays on big weekends. Local guides report three and four night minimums at many resorts over Pride and other event weekends, with stricter cancellation terms. If your dates are fixed, book months out.
Mind the check-in window. These are small properties, and the front desk is not staffed all night. Booking sites list Santiago's check-in as 3 to 5 p.m., for example. If your flight lands late, tell the resort before you arrive.
Fly into Palm Springs International. PSP is about two miles from downtown, so Warm Sands is a short rideshare from the terminal. Casa Oliver puts itself a mile from the airport.
Skip the rental car if you are staying in Warm Sands. Arenas Road is walkable, several resorts lend bicycles, and a rideshare covers the rest. You will want a ride for CCBC.
Use a day pass to try the other end of the scale. Staying somewhere quiet does not lock you out of the scene. Casa Oliver and CCBC both sell passes to men who are not staying, so you can sleep at The Hacienda and spend an afternoon at CCBC. Bring your ID.
Pack more sunscreen than you think. Santiago's own advice is "sunscreen. Lots of sunscreen." They are not wrong.

A resort weekend, or a week abroad with a group
A Palm Springs resort weekend is a relax trip. You fly in, lie by a pool, eat well, and if you picked a social resort, you talk to the man on the next lounger. It is a good trip, and an easy one to take.

For a couple, book The Hacienda at Warm Sands or Twin Palms. For a first solo weekend with some social life, INNdulge or Triangle Inn. For history and gardens at a gentler price, El Mirasol Villas. For the wild end, Casa Oliver, or a day pass at CCBC. Whatever you pick, book early for winter and earlier still for Pride.
